Check your postcode for a Part 1 compensation claim

A solicitor will ask you which scheme affects you. We start the other way round: give us the postcode and we tell you what is being built near the property, whether the claim window under the Land Compensation Act 1973 is open, and how strong the claim looks. How the Claim Score is worked out

The score is a triage aid, not a valuation. It weighs four things a Chartered Surveyor looks at first, and you can see every point it awards.

Distance from the works — 25 points
Physical factors attenuate quickly. Properties within 250 metres of the works score highest.
Claim window — 20 points
A claim can be made from one year after the works opened to public use, and normally within six years of that first day.
Physical factors — 37 points (6 recognised)
Noise, vibration, fumes or smell, artificial lighting, dust or discharge, and the increase in traffic they bring.
Qualifying interest — 10 points
Owner-occupiers, freeholders and long leaseholders with three or more years remaining can all claim.

A low score is not a refusal, and a high score is not an entitlement. Either way you will see what would strengthen the claim — and professional fees on a successful claim are recoverable from the acquiring authority.
