What might your claim be worth?
A Part 1 claim compensates the fall in the open market value of your property caused by physical factors from public works. This tool builds a first estimate the way a surveyor starts: recorded sale prices close to you, brought to today's money, then a depreciation range applied for the factors affecting your property.

Where the figures come from
- HM Land Registry Price Paid Data
- Every residential sale in England and Wales lodged for registration, with the actual price paid. We take sales from the last ten years within walking distance of your postcode, widening the search only if there are too few, and we screen out bulk transfers, portfolio sales and nominal transfers that are not evidence of the value of a single home.
- How the comparables are weighted
- Closer sales count for more (half weight at 350 m), recent sales count for more (half weight at four years), and sales of a different property type count for less — and are set aside altogether once there is enough like-for-like evidence. New-build sales are down-weighted because new homes sell at a premium. The figure is the weighted median of what survives, with statistical outliers removed by a robust test within each property type.
- UK House Price Index
- Each historic sale is adjusted to the latest published month using the index for your local authority and that property type, so a 2019 sale is comparable with a 2026 one.
- Asking prices on Rightmove and Zoopla
- Asking prices are what a seller hopes for, not evidence of value, and neither portal licenses its listings for automated reuse. We therefore value on registered sold prices — the same evidence the authority's valuer works from — and your surveyor adds any current listings they consider relevant when the formal valuation is prepared.
- The depreciation range
- Weighted by which of the seven physical factors reach the property and how severely. Most settled Part 1 claims land within a few per cent of unaffected value; this tool caps its own range accordingly rather than flattering the figure.
